Job Title: Data Center BMS Operator

Position Reports to: Data Center Engineer

Location: Dammam, Saudi Arabia

 

SUMMARY: Responsible for safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The BMS Technician must ensure the highest level of professionalism, while meeting the client needs, and a commitment to achieving the goal of no downtime. Responsible for protecting and improving the value of the client assets and ensuring that building engineering systems continue to perform their intended function. Perform installation, repair, and maintenance of controls systems located in the interior and exterior of the building.

 

PRIMARY FUNCTIONS AND ESSENTIAL RESPONSIBILITIES:

  • Perform monitoring, operation and maintenance of all building systems via the BMS System including: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switchgear), cabling (data and Power), lighting and temperature controls systems, critical environments, digital systems (fire alarm).
  • At the direction of supervisor, maintaining, monitoring and performing preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems and hot water systems. Monitors operation, adjusts and maintains refrigeration, chilled water, and air conditioning equipment, Record readings and adjust them where necessary to ensure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
  • Maintain effective communication with all external and internal customers, including Clients, Property & Project management, and Engineering staff.
  • Participate in emergency response and problem management.  Respond to incidents and mitigate the damage and obtain information on the cause of the problem.  Ensure that escalation is performed per the escalation plan.
  • Perform preventive maintenance as needed.  Specific duties include but are not limited to: performing preventive maintenance with a minimum disruption of building services, performing and/or delegating preventive maintenance tasks to the appropriately qualified maintenance staff member.
  • Oversee the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
  • Performs additional job duties as requested.

EDUCATION / CERTIFICATION / KNOWLEDGE/ EXPERIENCE:

  • 5+ years related work experience, with BMS systems and controls.
  • Diploma degree in an Electrical/Electromechanical discipline.
  • Must have hands-on experience in a data center/critical facility, including controls systems and mechanical and electrical systems.
  • Certificate must be certified from recognized institutions.

SKILLS/ABILITIES:

  • Ability to work a rotational on-call shift.
  • Ability to work under pressure, adaptable.
  • Ability to work in a team environment.
  • Ability to diagnose root cause of equipment failures.
  • Very familiar with Health & Safety guidelines and procedures, especially for operating electrical or energized equipment.
  • Ability to communicate effectively with vendors who perform maintenance on the facility electrical equipment.
